Proposed plans to deliver more high-quality amenities for residents of Wynyard Village, including a community centre and medical facilities, have been submitted to Stockton-on-Tees Borough Council.
The joint venture between North East companies Cameron Hall Developments and Jomast Developments also includes up to 800 new homes. It is the largest single development project since Wynyard Village was founded around 20 years ago and could create significant employment opportunities for the local area.
The proposed plans have been carefully designed to continue to deliver on the original vision for the area, providing a unique residential environment that is unsurpassed in the Tees Valley.
At the heart of the plans are new facilities and amenities for residents, including a new community centre which could be particularly utilised by the Village’s many societies and clubs, as well as care and medical facilities. The vision includes enhancements to community parks and the creation of new play spaces and walkways, opening up additional areas of parkland and greenspace for the enjoyment of residents.
Improvements to the popular Wynyard Golf Club, which is well used by residents as well as attracting players from all over the UK, are also proposed.
Plans for much-needed high-quality new homes focus on a low-density approach with beautiful landscaping and greenspace, in keeping with the aesthetic of the wider estate. A blend of property styles is proposed, opening up the Village to a range of buyers, from young families to retirees. The homes are planned to be strategically positioned across the Village and areas surrounding the golf club.
Wynyard Village plays a key role in attracting and retaining entrepreneurs and business leaders within the Tees Valley. The proposed development will continue to create further high-quality housing opportunities to support this, as well as the demand for new homes for professionals relocating to the area, which continues to grow as a result of largescale investments in the region such as Teesworks.

The planning application is in outline and, as such, the proposals are indicative. More detailed plans will be formulated through the planning process and as the plans evolve, there will be a full consultation with all appropriate stakeholders.
